# Water Heater Replacement Cost in Ontario (2026)

> Based on public Canadian cost guides, replacing a water heater in Ontario typically costs about $1,500–$2,500 installed for a standard atmospheric gas tank, $2,000–$3,500 for a power vent tank, $3,500–$6,000 for a gas tankless unit and $3,500–$6,500 for a heat pump water heater, before tax. Venting, gas line and electrical work are the main variables. A rented tank belongs to the rental company. These are market ranges, not Lancaster quotes.

Based on public Canadian cost guides, replacing a water heater in Ontario typically costs **about $1,500–$3,500
installed for a gas tank and $3,500–$6,500 for a tankless or heat pump water heater**, before tax. The type you
choose and how much venting, gas line or electrical work it needs make the biggest difference. Here's what each type
typically costs, how buying compares with renting, and how to get an accurate number.

## Typical water heater replacement costs in Ontario (2026)

| Water heater type (typical home size) | Typical installed range in Ontario |
|---|---|
| Atmospheric (chimney-vented) gas tank, 40–50 gallons | About $1,500–$2,500 |
| Power vent gas tank, 40–50 gallons | About $2,000–$3,500 |
| Gas tankless (on-demand), condensing | About $3,500–$6,000 |
| Heat pump (hybrid electric) water heater | About $3,500–$6,500 |

> and standard installation, before tax and rebates. They're not a Lancaster quote; your price depends on your home
> and the system you choose.

**What each type means:**

- **Atmospheric tank:** vents through a chimney using natural draft. The simplest and lowest-cost option where the
  chimney is still suitable.
- **Power vent tank:** a blower pushes exhaust through plastic pipe in a side wall, so no chimney is needed.
- **Tankless:** heats water only as you use it, for endless hot water. It's wall-mounted, saving floor space.
- **Heat pump water heater:** an electric tank that moves heat from the surrounding air into the water. Very
efficient, and a good fit for homes without natural gas.

## What changes the price

- **Sizing:** tanks are sized by capacity and recovery rate; tankless units by flow rate for the fixtures you use at
once. A larger household needs a bigger tank or a higher-capacity tankless unit.
- **Efficiency:** condensing tankless units and heat pump water heaters cost more up front but use less energy.
- **Venting:** switching from a chimney to power vent or tankless means new plastic venting. If a new furnace has
left your water heater alone in a chimney, it may need a liner or a different venting type.
- **Gas line:** tankless units draw much more gas at full output, so an existing gas line may need upsizing. See
  [gas lines](https://lancasterheatingandcooling.ca/gas-lines/).
- **Electrical:** power vent and tankless units need an outlet; heat pump water heaters need a suitable circuit,
  which may mean panel work.
- **Condensate drain:** condensing tankless units and heat pump water heaters need a drain or condensate pump.
- **Permits and removal:** a gas permit, safety checks and disposal of the old heater belong in a complete quote.

## Buying vs. renting

Many Ontario homes rent their water heater. Lancaster doesn't offer rentals, but here's how the two compare:

- **Renting:** the rental company owns the tank. You pay a monthly fee, often quoted at about $30–$40 depending on
size, and many contracts increase it each year. Repairs and replacement are usually included.
- **Buying:** you pay up front (or finance it), choose the model and own the heater. Over the life of a tank, buying
often costs less, but you're responsible for maintenance and repairs after the warranty.

If you rent now, check your agreement for buyout, removal and termination terms before replacing it.

## Rebates and financing

According to our [rebates guide](https://lancasterheatingandcooling.ca/rebates/), a heat pump water heater qualifies for a **$500 rebate** through the
Home Renovation Savings **assessment** stream, which requires a home energy assessment and at least two upgrades. That
stream is closing: the follow-up assessment must be booked by **November 30, 2026** and completed by **December 31,
2026**. We don't currently list rebates for standard tank or tankless water heaters.

**Financing:** spread the cost over monthly payments with [Financeit financing](https://lancasterheatingandcooling.ca/financing/).

## Ways to save

- **Right-size it.** A heater matched to your household avoids paying for capacity you'll never use, or running out
  of hot water.
- **Replace before it fails.** A tank usually lasts about 10–12 years. Planning ahead avoids an emergency replacement
and water damage from a leak.
- **Keep venting simple where it's safe.** If your chimney is still suitable, a like-for-like tank is usually the
  lowest-cost option.
- **Maintain it.** Flushing a tank and descaling a tankless unit, especially with Hamilton's hard water, helps it
last longer and run efficiently. See [water heater maintenance](https://lancasterheatingandcooling.ca/water-heaters/maintenance/) and our
  [service plans](https://lancasterheatingandcooling.ca/service-plans/).

## How to compare water heater quotes

Ask every contractor:

1. What's the exact model, capacity (or flow rate for tankless) and venting type?
2. Does my chimney still suit an atmospheric tank, or will the venting need to change?
3. Is my gas line large enough, especially for a tankless unit, and is any electrical work needed?
4. What's included: venting, gas and water connections, expansion tank if required, condensate drain, permit and
safety checks, removal and disposal of the old heater?
5. If I rent now, what do I need to do with the rental company before installation?
6. What warranty is included on the tank or heat exchanger, parts and labour?

## Water heater cost questions

### What is the typical cost to replace a water heater in Ontario?

Public Canadian cost guides put a standard gas tank at about $1,500–$2,500 installed and a power vent tank at about $2,000–$3,500, before tax. Tankless and heat pump water heaters typically cost about $3,500–$6,500 installed. These are typical market ranges, not a Lancaster quote. Your price depends on venting, gas line and electrical work, so we give a free, itemized quote.

### Why does a power vent water heater cost more than a regular tank?

A power vent water heater has an electric blower that pushes exhaust out through plastic pipe in a side wall, so the unit costs more and needs a nearby electrical outlet. In return, it doesn't need a chimney. That matters when a new high-efficiency furnace no longer shares the chimney and leaves an atmospheric tank venting alone into it.

### Is a tankless water heater worth the extra cost?

It can be for larger households, homes short on space or anyone who often runs out of hot water. A tankless unit costs more to install and needs yearly descaling, but it gives endless hot water, wastes less energy and typically lasts longer than a tank. For smaller households, a high-efficiency tank is often the better value.

### How much does it cost to rent a water heater instead?

Ontario rental tanks are often quoted at about $30–$40 a month, depending on size, and many rental contracts increase the rate each year. The monthly fee usually covers repairs and replacement. Lancaster doesn't offer rentals, but we can explain how owning compares for your home. Always check your agreement before deciding.

### Can I replace a rented water heater with one I buy?

Yes, but the rental company owns the tank, so contact them first about ending the agreement, removing the tank and any buyout or termination charges. Once that's sorted, a licensed contractor can install a water heater you own. See [water heater installation](https://lancasterheatingandcooling.ca/water-heaters/installation/) for what's involved.

### Does a heat pump water heater work in a basement?

Usually, yes, if there's enough space and air around it. A heat pump water heater pulls heat from the surrounding air, so it cools and dehumidifies the room it's in, which suits many unfinished basements. It also needs a suitable electrical circuit and a drain for condensate. We'll check your space before you decide.
