Patients notice a cold waiting room or a stuffy exam room right away, and a clinic can’t close for a week while its HVAC is replaced. Lancaster Heating and Cooling looks after medical, dental and professional offices across Hamilton, Halton and Niagara, including a complete HVAC overhaul of a small medical building, done floor by floor while the property stayed open.

What offices like yours need

  • Even comfort in many small rooms. Exam rooms, offices and waiting areas each behave differently. Balanced ductwork, zoning or a ductless unit for a problem room can fix it. See ductwork and ductless heat pumps.
  • Fresh, filtered air. Ventilation, filtration and humidity control. See air quality.
  • Heating that works, old or new. Rooftop units, air handlers and condensers, and the boilers and circulator pumps in many older buildings. See rooftop units and boilers.
  • Work planned around your patients. Installations and noisy work are scheduled with you, and the space is cleaned up as each area is finished.
  • Fast repairs. Our technicians are on call 24/7 and service all brands. See commercial HVAC repair.

Renovating or moving into a new space

A new clinic in an old office, or an expansion into the unit next door, usually changes the heating and cooling the space needs. Bring us in early, while the layout is still being planned. We’ll check whether the existing equipment can handle the new use, fabricate the ductwork in our own shop and coordinate the electrical and plumbing through Lancaster Group. See construction and tenant fit-outs.

How a commercial HVAC project works

  1. Site visit and assessment

We walk the building and review your existing equipment, roof and mechanical access, and how each space is used.

Rooftop, split or ductless: we size the equipment for the load and lay out options from every brand we carry.

  3. One detailed proposal

An itemized scope covering equipment, sheet metal, and any electrical, plumbing or gas work, so nothing falls between trades.

  4. Installation planned around you

Crane lifts, shutdowns and noisy work are scheduled to keep your tenants, staff and customers comfortable.

  5. Start-up and ongoing service

We start up and test the equipment, walk you through it, and set up maintenance to protect your warranty.

Medical office HVAC questions

Can you replace our HVAC while the office stays open?

Yes. We plan the work with you so patients and staff stay as comfortable as possible, including in buildings that stay open for business during the project. On a multi-floor overhaul, work can be done and cleaned up floor by floor. Tell us your clinic hours and any times to avoid when you request a quote.

Why are some exam rooms too hot or too cold?

Small rooms with closed doors, equipment that gives off heat, and rooms on outside walls all behave differently, so one thermostat rarely keeps them all comfortable. The fix depends on the cause: balancing the ductwork, adding return air, separate zones, or a ductless unit for a problem room. We'll find the cause before recommending a fix.

Can you improve ventilation and filtration in our office?

Often, yes. Options include better filters, more fresh air and humidity control. Higher-efficiency filters restrict airflow, so the equipment needs checking before an upgrade. See air quality.

Do you service boilers and circulator pumps in office buildings?

Yes. Many older office and professional buildings are heated by boilers. We service and repair boilers, replace circulator pumps and handle the heating side alongside the cooling. See boilers.

What Our Commercial Clients Say

Being a small medical building, we had a complete overhaul on the HVAC system. The Team Lead Keith, is an amazing guy, high knowledge. Answered any and all questions with regards to scheduling, installation, or just any real curiosity questions. The installers Matt & Trevor are great, timely, proper manners, cleaned up after work was completed per floor. They tried to keep everything running smoothly as the property was open for business at the same time. There were a few other gentlemen on-site during this renovation ( I remember the names Max & Eric), as they were assisting with either bring in the new air handlers, or assisting with removal of old condensers and install of the new ones. We have even had Lancaster for a service call with regards to a minor boiler issue, and also for a recirculator pump replacement. Steve was on call that day, and he is not only down to earth, but great sense of humor, and took care of the work in a solid, timely manner. Honestly, this is one of the better companies I have had the pleasure of doing business with. Definitely worth the time and investment to have them take care of any and all needs
