Many plazas, offices, restaurants and light industrial buildings in Hamilton and Niagara are heated and cooled by rooftop units (RTUs): packaged heating and air conditioning systems that sit on the roof and feed the ductwork below. Lancaster Heating and Cooling sizes, replaces, installs, maintains and repairs them, including a 15-ton and a 20-ton unit for a client with two facilities.

What a rooftop unit replacement includes

  • Site visit and sizing. We review the existing unit, the roof and mechanical access, and how each space is used, then size the new equipment for the load instead of matching the old nameplate.
  • Options from the brands we carry. We’re an authorized dealer for every brand we carry, including Trane, Carrier and Goodman, so we can lay out more than one option.
  • Curb adapters and transitions. Built in our own sheet metal shop to match the new unit to the existing curb and ductwork.
  • Gas, electrical and controls. Gas connections are made by our licensed gas technicians. As part of Lancaster Group, electrical work can be coordinated by the same team.
  • The crane lift. Planned with you and scheduled around your business hours.
  • Start-up and testing. We start up and test the new unit, walk you through it, and set up maintenance to protect the manufacturer warranty.

Signs a rooftop unit is near the end

Rooftop units work hard and sit outside in every season, so age shows. These are the usual signs it’s time to start planning a replacement instead of waiting for a failure:

  • Repeat service calls for the same unit, or repairs that cost a large share of a new one.
  • Rust and corrosion on the cabinet, base or heat exchanger.
  • Spaces that never get comfortable, often because the building’s use has changed since the unit was sized.
  • Older refrigerant. Units that use R-22 can only be serviced with recovered or reclaimed refrigerant, which makes major repairs costly. See new refrigerant regulations.

Planning a replacement before a breakdown lets you choose the timing, the equipment and the crane date, instead of taking whatever is available in a heat wave.

Repair and maintenance for existing units

Not every rooftop unit needs replacing. Our technicians service and repair all brands of rooftop equipment, 24/7. See commercial HVAC repair. Regular spring and fall inspections keep units running and catch worn belts, dirty coils and failing parts early. See commercial preventive maintenance.

Rooftop unit questions

Should I repair or replace my rooftop unit?

It depends on the unit's age, condition, repair history and efficiency. If you're paying for repeated service calls, we'll assess the equipment and give you a straight answer on whether repairing or replacing it makes more sense for your business.

Will a new rooftop unit fit on the existing curb?

Not always. Curb sizes vary between manufacturers and models, so a new unit often needs a curb adapter to sit on the existing curb and line up with the ductwork below. We fabricate curb adapters and transitions in our own sheet metal shop, so they're built to fit your roof instead of ordered and waited on.

How is a rooftop unit lifted onto the roof?

Usually by crane. We plan the lift with you: where the crane sets up, when the old unit comes down and the new one goes up, and how long the building is without heating or cooling. Lifts and shutdowns are scheduled around your business hours, so tenants, staff and customers are disrupted as little as possible.

Can you replace rooftop units on more than one building?

Yes. We've planned and installed rooftop units for clients with more than one facility, then set up a maintenance plan to look after all of them. Tell us about your buildings and we'll plan the work site by site.

Do you service rooftop units from other manufacturers?

Yes. Our licensed technicians service all brands of commercial rooftop equipment, and we have fast access to repair parts from all manufacturers to keep downtime short.

What Our Commercial Clients Say

From start to finish, Lancaster was amazing to work with—from the first onsite with Kevin to the installation with his team. Kevin was available for all of our questions, and Matt, who took the lead during installation, was fantastic. The whole crew worked seamlessly together to install both the 15-ton and 20-ton units. They took the time to address all of our issues and concerns, and came up with a great working plan to ensure both of our facilities will be well taken care of. We would highly recommend Lancaster to anyone looking for a team that goes above and beyond.
