When you manage buildings, HVAC problems arrive as tenant calls, at any hour. You need a contractor who answers, fixes it properly, gives you a straight answer about old equipment and sends the paperwork without being chased. Lancaster Heating and Cooling looks after plazas, office buildings and multi-unit residential properties across Hamilton, Halton and Niagara.

What we look after

  • Plazas and retail units: rooftop units for each tenant, replacements and crane lifts. See rooftop units.
  • Office buildings: rooftop and split systems, air handlers and ventilation. See HVAC for offices.
  • Multi-unit residential buildings: boilers and circulator pumps, commercial water heaters and common-area heating and cooling. See boilers and water heaters.
  • Gas lines and connections for new and relocated equipment. See gas line services.

Working the way property management works

  • One point of contact for every property you manage.
  • 24/7 service for tenant calls, handled the way you want them handled. See commercial HVAC repair.
  • Maintenance planned building by building, not from a template. See commercial preventive maintenance.
  • Straight answers on old equipment, so replacements are planned and budgeted.
  • Tenant fit-outs planned around lease and opening dates. See construction and tenant fit-outs.
  • The paperwork: certificates of insurance, WSIB clearance and whatever else your building requires.

What to expect

How a commercial HVAC project works

  1. Site visit and assessment

We walk the building and review your existing equipment, roof and mechanical access, and how each space is used.

  2. Options sized for your building

Rooftop, split or ductless: we size the equipment for the load and lay out options from every brand we carry.

  3. One detailed proposal

An itemized scope covering equipment, sheet metal, and any electrical, plumbing or gas work, so nothing falls between trades.

  4. Installation planned around you

Crane lifts, shutdowns and noisy work are scheduled to keep your tenants, staff and customers comfortable.

  5. Start-up and ongoing service

We start up and test the equipment, walk you through it, and set up maintenance to protect your warranty.

Property manager questions

Can one contractor look after all our properties?

Yes. We look after the heating and cooling across multiple properties and facilities, so you have one contractor and one point of contact. Maintenance is planned building by building, around the equipment and the tenants in each.

How do you handle tenant service calls?

Our technicians are on call 24 hours a day, 365 days a year. Tell us how you want calls handled: whether tenants call us directly or everything goes through your office, and who approves repairs over a set amount.

Can you help us plan equipment replacements?

Yes. We can assess the equipment at each property and tell you straight which units are worth repairing and which are near the end, so replacements can be planned and budgeted instead of done in an emergency. Units that use R-22 refrigerant are worth flagging early, because repairs get costly. See rooftop units.

Do you handle tenant fit-outs?

Yes. We check whether the existing equipment suits the new tenant's use, fabricate the ductwork in our own shop and coordinate gas, electrical and plumbing through Lancaster Group. See construction and tenant fit-outs.

What Our Commercial Clients Say

From start to finish, Lancaster was amazing to work with—from the first onsite with Kevin to the installation with his team. Kevin was available for all of our questions, and Matt, who took the lead during installation, was fantastic. The whole crew worked seamlessly together to install both the 15-ton and 20-ton units. They took the time to address all of our issues and concerns, and came up with a great working plan to ensure both of our facilities will be well taken care of. We would highly recommend Lancaster to anyone looking for a team that goes above and beyond.
